Our homes are our happy place, and we know protecting them is important to you. Below you’ll find everything you need to know about flood damage and our home insurance policies to help you get the peace of mind you deserve.

To help you understand your policy a little better, we’ve made a flood glossary with a few terms you might come across and what they mean.

What to do if your house floods, and how you can claim

Dealing with flooding in your home is a stressful and worrying time, 
especially if it was unexpected.

But you’re not alone. If your house has flooded, here’s what to do.

Important to know

Leave your home straight away if you've been told to do so or you don't think it's safe. Keep your pets and children away from flooded areas.

If it’s safe

Turn off the electricity and water in your home. You should also pack any items you need, including your insurance documents.

Check your excess and any optional extras you have, too.

Read your documents

If you have home insurance with us, head to MyAccount to see your documents. In these, you can find out your excess and what you're covered for.

Collect your evidence

Get any photos, receipts and documents ready.

Make your claim

If your house has flooded and you want to make a home insurance claim, head to our make a claim page or log in to MyAccount.

Am I covered for flood damage?

This depends on your insurance provider and the level of cover you have.

We offer flood cover on all levels of our home insurance. But what you're covered for depends on whether you have Admiral, Gold or Platinum insurance.

What’s included with your policy also depends on whether you have combined home insurance (which is buildings and contents cover), or just one of the two.

What we cover

If you have buildings and contents home insurance with us, we'll cover flood damage for things like:

  • structural damage to your home
  • permanent fixtures and fittings, like kitchens and bathrooms
  • your personal belongings, like furniture, electronics and clothing

What we don’t cover

Some things we don’t cover include:

  • gates and fences
  • unfinished extensions
  • hedges

Check your policy book to see what you are and aren’t covered for.

How do I know if a flood is forecast in my area?

You can check to see if a flood is due in your area by heading to the government website.

Just type in your postcode to see if your home is at flood risk.

Can I get insurance if I live in a high flood risk area?

Getting home insurance in a flood-risk zone can be tricky. Some insurers won’t cover homes that are at risk of flooding, even if there hasn’t been a flood in the area for years.

This might be because you live next to a river or canal that can overflow and has done so in the past.

This doesn’t mean it’s impossible to insure your home if it's in a flood risk area, but the cost of your insurance will probably be higher.

Flood Re has a list of insurers who cover flood zone houses if you’re finding it hard to get insurance.

What is Flood Re – Build Back Better?

Flood Re is an agreement between the government and UK home insurers. It aims to make insurance more affordable in flood-prone areas.

Commercial properties, buy-to-let homes and static caravans aren't eligible for the Flood Re scheme.

Flood Re and Build Back Better

Flood Re’s Build Back Better scheme aims to help people prevent and recover from flooding.

If your policy has Build Back Better, you’ll find it in your policy documents in MyAccount. Otherwise, you will have received a letter letting you know about it.

How to flood-proof your home

If you live in a flood zone or your area has had a flood alert, there are some things you can do to minimise the damage.

If a flood alert has told you to leave your home, listen to the advice and head to a safe location straight away.

Flood insurance for landlords

Check your policy book to see what’s covered by your landlord policy or head to our landlord insurance page.

Landlords can’t use Flood Re or the Build Back Better scheme for any properties they rent out.

How will you decide if my home needs to be covered by the Flood Re scheme?

Different insurers have their own view of what a flood risk is. This will depend on what type of cover they offer and at what price.

If we can’t cover your home, we’ll direct you to the BIBAs flood directory.

How do you know my home is at risk of flooding?

We use detailed flood information to help us work out how likely it is that your home will flood.

We look at several factors, including how near your home is to a watercourse, like a river or canal.

How can I use the Build Back Better scheme?

Not everyone will be eligible for Build Back Better - and it doesn’t always depend on your Flood Re eligibility.

If your policy benefits from the Build Back Better scheme and you make a flood claim with us that meets our criteria, we’ll:

  • repair the damage
  • give you the option to add things to your home to help stop flooding from happening

Department for Environment, Food and Rural Affairs (Defra)

A government organisation that deals with flood and coastal erosion risk management in the UK.

Environment Agency

A government body that manages flood and coastal erosion risks in the UK.

Flood alert

A warning of a possible upcoming flood. These can be found on websites like GOV.UK.

Flood insurance

A kind of insurance (usually part of a home insurance policy) that protects you during or after a home flood.

Flood Re

A government scheme that helps support homes at risk of flooding in the UK.

Flood zone

An area in the UK that's flagged as a flood risk.

Floodproofing

Putting actions in place to help reduce flood damage in a home. For example, putting sandbags in doorways.
