Are landlords responsible for boiler issues in rental properties?
This all depends on your tenancy agreement. But landlords are usually responsible for taking care of boiler issues and maintenance.
That means it’s up to you to sort any servicing, repairs and replacements. This is where Landlord Emergency cover can home in handy – we'll discuss this a little later!
There are some exceptions, like if your tenant intentionally damages the boiler. But hopefully that isn’t very common!
A lot of boiler issues are down to things like leaks and total breakdowns – both of which you’ll need to take care of.
Because of this, it’s worth thinking about getting boiler or heating cover for your rental properties.
Can I get cover for boilers in my rental properties?
Yes, definitely.
You may not think you really need it, but fixing or replacing a boiler can cost hundreds of pounds – if not more!
Having cover for boiler issues can be a huge help in saving you some money.
Does landlord insurance cover boiler breakdown?
Our standard landlord insurance doesn’t cover if your boiler fails. You’ll need Landlord Emergency cover for that.
It’s included on our Platinum Landlord Insurance. It’s also an optional add-on that you can add to your Admiral or Gold level policy if you want to be covered for your boiler breaking down.
We’ll even give you £50 towards a temporary heater while your tenants wait for the boiler to be repaired or replaced.

Is Landlord Emergency cover worth it?
It depends on what you’re willing to pay for when it comes to boiler repairs.
If you want a safety net so you don’t have to fork out hundreds of pounds for repairs or replacements, it’s worth looking into Landlord Emergency Cover.
Also, it doesn’t just cover boiler breakdowns. It can help with other emergencies too, like temporary repairs for urgent roof damage.
Don’t forget, limits and exclusions always apply here!
The claim limit is £500 for temporary repairs. If your boiler needs replacing, we can offer up to £250 towards it. This can happen if the boiler costs more to repair than replace.
You need to report any issues you find to us within 4 days of finding them.
How to look after your boiler in winter
You can look after boilers in your rental properties over the winter by:
- having them serviced regularly
- asking your tenants to keep the heating on low, or use the frost setting on your boiler (if it has one) - this will prevent freezing pipes
- asking your tenants to check the pressure to make sure it’s not too low
